After submitting your online application, one of our mentors will reach out to you within 48 hours to schedule a Zoom call. During this call, we'll discuss your expectations, the courses offered, the mentoring aspect, and whether this program is the right fit for you.

We'll also explain how our "Earn While You Learn" model works, which offers the learners the opportunity to earn back the full course fee.

If you are accepted into the program, you will receive a Confirmation of Acceptance with the invoice for program fees and the Mentorship contract.

Through a combination of the lecture, case studies, and hands-on activities, you'll gain a practical understanding of the commercial real estate market as a whole.

Sale of Business

The aim of this lesson is to prepare for an in-depth comprehension of the intricacies that are entailed in selling a business, including the legal, financial, and operational considerations. Selling a business is a complex process that requires careful planning, preparation, and execution. There are many factors to consider when selling a business, including valuation, due diligence, negotiations, and closing the deal. In this lesson, we'll explore each of these factors in detail and provide you with practical tools and strategies for navigating the sale of a business.

Week 2

Investment Properties

This lesson will provide you with a thorough understanding of the intricacies involved when investing in Real properties. There are numerous factors to consider when investing in Commercial properties, including market trends, property valuation, risk assessment, financing options, and exit strategies. In this lesson we will explore each of these factors in detail, and provide you with practical tools and techniques to help you identify and evaluate lucrative investment opportunities in the  market. 

Gathering, Verifying & Quantifying Information

This week will cover the process of gathering, verifying, and quantifying information related to commercial real estate leasing, such as rental rates, vacancy rates, and lease comparables. It will also cover the importance of accurate information in making informed decisions related to commercial real estate transactions.

Module 2 – Industry Verticals

Week 3

Legislative & Associated Acts

This lesson will cover the legislative and regulatory framework governing commercial real estate transactions, including acts such as the Real Estate and Business Brokers Act, 2002 (REBBA), the Commercial Tenancies Act, and the Competition Act. It will also cover the role of regulatory bodies such as the Real Estate Council of Ontario (RECO).

Fundamentals of Office Properties

This lesson will cover the key features of office properties, including the different types of buildings, the needs of tenants, and the factors affecting rental rates. It will also cover the differences between leasing commercial and residential properties.

Land Development and Farms

The objective of his lesson is to cover the key features of land development and farm properties. We will cover the different types of properties, the factors affecting value, and the legal considerations involved in commercial real estate transactions involving these types of niche properties.

Week 5

Environmental Site Assessment

In this lesson, you will learn about the three phases of environmental site analysis. Appraisals and Building Condition Assessment

This lesson covers the essential concepts of appraisal and building condition report for commercial properties. In this lesson, we will begin by discussing the basics of appraisal, including the factors that determine market value by using different approaches to value. We will then explore the process of building condition assessment, which involves evaluating the structural integrity, mechanical systems, and overall maintenance of a property. Throughout the lesson, we will examine case studies and examples to gain a practical understanding of these concepts, and will discuss best practices when conducting these subjects.

By the end of the lesson, learners will have a comprehensive understanding of lending principles in commercial real estate, equipping them with the knowledge to navigate the lending process and secure financing for their projects.

Independent Legal Advice

In this lesson, we will discuss the important issues surrounding independent legal advice and lawyer review clauses in commercial Real Estate transactions. We will examine the reasons why independent legal advice is essential to ensure that parties fully understand the terms of a transaction and the benefits of lawyer review clauses in enabling parties to negotiate any necessary changes. Additionally, we will explore the various elements of the review process that apply to different types of commercial properties, including office buildings, retail spaces, and industrial properties.

Realtor Tools and Negotiation

In this lesson, we will explore the essential skills necessary for commercial real estate agents, including familiarity with the most common forms used in real estate transactions and effective negotiating techniques. We will begin by discussing the importance of understanding and working with the various forms and documents involved in commercial real estate transactions, including purchase agreements, leases, and contracts. We will also examine the different types of negotiations that occur in real estate transactions, such as price negotiations and lease terms negotiations, and the various strategies and techniques for negotiating effectively and efficiently. Throughout the lesson, we will analyze the factors that can affect negotiations, such as market conditions, property value, and the needs and interests of all parties involved.

Week 8

Value Added Buyers

Through case studies and practical examples, we will discuss the various methods used by these buyers to increase property value, such as repositioning the property in the market, improving operational efficiency, and upgrading amenities.

Business Plan Development

In this lesson, learners will gain a comprehensive understanding of the key elements required to write a successful and effective business proposal. We will cover the importance of a strong value proposition, how to conduct thorough market research, and how to tailor proposals to specific target audiences. We will also discuss how to structure proposals for maximum impact, how to highlight unique selling points, and how to effectively communicate project timelines, budgets, and deliverables. By the end of this lesson, learners will have gained the necessary skills and knowledge to write compelling business proposals that effectively communicate the value of their commercial real estate projects to potential investors, partners, or clients.

Overall, this training syllabus provides a comprehensive guide for commercial real estate agents to gain the knowledge and skills necessary to succeed in their field. The training covers a range of topics, including leasing, industry verticals, financial analysis, and the APS process. Also as part of our program you will have the opportunity  to have 8 half hour sessions of  1 on 1 with one of our instructors to discuss your needs, challenges and progression. By completing this training, commercial real estate agents will be equipped to navigate the complex world of commercial real estate transactions and provide their clients with expert advice and guidance.
